Flexibility in Medial Construction Delivery Awards Dacon Another Project for UMass Memorial Medical Center

Dating back to 2007, Dacon has worked with UMass Memorial Medical Center completing a wide variety of projects, utilizing flexible and cost-effective processes. Depending on the project, Dacon has worked as a General Contractor, Construction Manager, and Design/Builder. All services delivered were tailored to meet the conditions and situations unique to the project.

Dacon’s first project with UMass was a 60,000 SF Tertiary Care addition at the then UMass-affiliated Wing Memorial Hospital in Palmer, MA. Working in the capacity of Construction Manager, Dacon assisted the project architect, Payette Associates, with early-stage pricing and programming, and completed the construction and turnover of the facility.

Subsequent projects for UMass have ranged from a $40,000 storage area for the NICU (neonatal intensive care unit) at the Belmont Street, Worcester Campus, to completion of a 26-bed Psychiatric Treatment Center at 26 Queen Street in Worcester, awarded on a bid basis. Spagnolo Gisness & Associates, Inc. (SGA) provided the architectural services on this project. In addition, Dacon has completed numerous projects on a design/build basis. On these projects, Dacon has provided architectural and engineering services along with preconstruction and construction expertise that ensures schedule and cost efficiencies.

Dacon’s most recent project for UMass is the renovation of UMass Biotech One, its facility on 365 Plantation Street in Worcester, MA. Embracing its vision of “the best place to give care and the best place to get care”, UMass was committed to renovating the building to accommodate additional administrative offices, as well as adding a more sophisticated dining area. The project scope included converting 11,000 SF of existing lab space to administrative offices, and a 1,000 SF cafeteria upgrade.

PDA, Dacon’s in-house architectural affiliate, worked closely with UMass to determine the project scope and timeline. One of the challenges of the project was staying within budget. Understanding the existing conditions and upgrade challenges, Dacon informed UMass of the overall scope upfront. This helped UMass understand how to allocate funds as well as make important decisions. Based on Dacon’s recommendations the project was split into two phases.

The first phase of the project was the third floor renovation that encompassed converting the 11,000 SF of lab space into administrative offices. While this floor was intended for lab use, Dacon understood the existing conditions and that the renovation complexity would have an impact on cost. As a result, Dacon incorporated additional time into the budget to avoid potential change orders once demolition began. Ultimately, the team was able to avoid unnecessary changes and other unforeseen and expenses.

The second phase of the project included the upgrade of the 1,000 SF cafeteria space on the second floor. The upgrade included new lighting, ceilings, millwork and paint. This phase primarily went without any issues. However, the building was at full occupancy during the renovation, so additional communication between Dacon and UMass was vital. This included coordinating office shutdowns, clean site, and keeping the noise to a minimum.

Dacon is committed to keeping companies green and environmentally friendly. For this project, Dacon replaced the outdated HVAC systems with more energy efficient units. Dacon also updated to LEDs throughout the building to obtain lighting rebates. UMass will receive financial benefits from the LED lighting upgrades within only four years’ time.

The inherent advantages of design/build and close coordination with UMass enabled the teams to have an open forum and communication to resolve budgetary concerns. In the end, Dacon’s expertise and decision making allowed for project completion—on time, and on budget—while meeting UMass needs down to the smallest of details.

The project began in May 2016 and was completed in August 2017.
