Challenge

Exploration, experimentation and rapid learnings – as an accelerator and bio-incubator ABI-LAB 2 is centered on fueling the genesis of early stage companies. In creating a facility to house 45 startups, considerable preplanning was necessary to generate unique design features that addressed the challenges of small lot size, high-powered equipment and the need for design flexibility as tenants grew.

Design Build Value

With a tight footprint being a key concern, a 4-story 80 FT wide building was designed for the elongated lot which allowed for maximum floor plate. Given that power needs of labs are twice that of normal offices, large utility plenums between floors with easily accessible vertical utility shafts were planned to address HVAC and equipment needs. To increase natural light 9 FT high ceilings with 6 FT punch windows enable bench space efficiency yet maximum light resulting in a well-conditioned environment.
