Specializing in commercial property development, Curran Management wished to transition a preexisting 1970’s building to mixed use thereby attracting executive clients. An unconventional structure presented modification challenges in electrical reconfiguration, ADA compliance and design modernization. Additionally, 48% of the 6.5-acre site was covered in wetlands which limited parking capacity and traffic flow.
In addressing the owner’s design expectations and budget, priorities were aligned to define a scope that would attract the tenant target. Both office and parking lot flow became a primary focus due to space restrictions. With complete interior and exterior modernization, elevators within a 3-story glass atrium opened accessibility to all floors. Seventy parking places were added to maximize the property without environmental disturbance. The resulting building was repositioned for the target market, with lessee composition increasing from 60% to 90% office clients.
